REALITY: CCTV not monitored, no security guards patrolling grounds like it used to be and anyone local can join the park by paying a small fee for a pass to use the facilities which are never checke

WIFI
SOLD: 24/7 use of New Pines Wifi
REALITY: works only 70%, constantly buffers and is not reliable. Most owners have to buy their own for reliability.

gym, sauna and swimming pool
SOLD: The park hosts a small gym that has basic equipment for the exercise enthusiast. Following a further swim and work out you can relax in the sauna and jacuzzi.
REALITY: These facilities are lovely but are not maintained to the standard expected. The floor around the pool needs resealing and some nice fake plants around the pool like it used to be would make it look and feel much more spa like but apart from this, these facilities are lovely and relaxing.
UPDATE: As of March 2025 the pool floor has finally been resealed after so many complaints and is so much nicer underfoot.
The gym has finally had a really good clean, equipment moved around to create more space and new equipment purchased whilst they are not brand new it is a much improved gym area.

bar and family entertainment
SOLD: The park has an 18 overs bar and dog friendly bar area. The main family room has regular entertainment on a Saturday night. Bingo and fun entertainment for the children of the park.
REALITY: Bar is only open at the weekend from Friday to Sunday. Has on occasion 'run out of wine and beer' due to poor management/stock control. Often lacking in staff especially during holiday seasons. Entertainment is hit and miss but is regularly on a Saturday. Nothing much for children or teenagers to do and staff lacking in ideas to entertain them which makes it mundane.
UPDATE: As of March 2025, the previous bistro area converted to dog bar area has now been extended to the full bar area. The separate wall/doors has been removed to open up the bar area making it light airy and much more inclusive. A much needed improved.
As well as this an area outside the complex has been extended for summer drinks in the sun, another much needed improvement.
A pool table has been purchased and is a great addition to the entertainment for adults and teenagers.

bistro
SOLD: 5* restaurant
REALITY: Restaurant has been converted into a dog/bar area for owners. Eat wherever you sit but is not private like it used to be. Menu is fairly basic but nice. Open on JustEat for locals to order and collect which makes security somewhat questionable.

children's play area and football pitch
SOLD: A children's play area for the younger ones and a large playing field for the more adventurous child and footballer.
REALITY: Lovely facilities for younger and older children. Open morning till 9.30pm. Occasionally have unruly children from either unsupervised children on the park or locals late into the night, no security to man and keep in order. The grounds, playing area and park are kept really nice.

tennis court
SOLD: A tennis court or gated football area for those that wish to take advantage of the tennis sport.
REALITY: A great addition for sporty children and adults.

on site laundry facilities
SOLD: For those times when you need to wash your smalls there are on site laundry facilities, washing machines and dryers and ironing facilities too.
REALITY: Excellent facilities but is not clean. If you dropped an item of clothing on the floor you would have to rewash and dry it again!

shop for essentials
SOLD: Run out of those basic essentials like bread, milk and loo roll, no need to worry, the reception area has you covered.
REALITY: Based in reception area which is only open Thursday to Sunday, therefore you would need to visit the local co-op for anything essential and urgent!
